Austin Munday Realty ("we," "us," or "our") operates the website austinmundayrealestate.com. This Privacy Policy describes how we collect, use, disclose, and protect your personal information when you visit our website or use our services.
1. Information We Collect
Information You Provide
- Lead capture: Email address, full name, and phone number when you submit the property inquiry form. For lead-capture users, your phone number also serves as a login credential and is transmitted with activity requests to identify your account.
- Account registration: Email address and password (via Netlify Identity)
- Contact form: Name, email, phone number, area of interest, and message content
Information Collected Automatically
- Visitor analytics (all visitors, including those not signed in): we generate a random visitor identifier stored in your browser's localStorage and log each page you view, including the page path, the listing viewed, the page that referred you, your browser user agent, and an approximate region derived from your IP address. No name or email is associated with this information unless you sign in or submit a form.
- Account activity (signed-in and lead-capture users): listings you view (up to 50 most recent), and for each, its address, price, size, and map coordinates; listings you save or bookmark; search filters you use (up to 20 most recent); visit count; and last-seen timestamp.
- Email engagement: if you receive our emails, we measure opens (through a tracking pixel embedded in the message) and clicks (through tagged links) to understand which listings interest you. Open counts can be inflated by email apps that pre-load images.
- Location data: approximate location based on your IP address (used to show nearby listings); precise GPS location only with your explicit browser permission.
- Browser storage: we use your browser's localStorage to store a random analytics visitor identifier, your session, saved bookmarks, listing view count, a self-testing flag, and cached listing and login data. We do not use HTTP tracking cookies; however, the localStorage visitor identifier functions similarly to one for our own first-party analytics. We do not use third-party advertising pixels or third-party analytics services such as Google Analytics.
2. How We Use Your Information
- To provide personalized real estate search results based on your location
- To display and manage your saved listings, search history, and bookmarks
- To contact you about property updates and listing inquiries you have submitted
- To enable agent-assisted service (see "Agent Access" below)
- To maintain, improve, and secure our website
Agent Access
If you create an account or submit a lead inquiry, our licensed real estate agent may view your activity data, including listings you have viewed, listings you have saved, and searches you have performed, in order to provide personalized property recommendations and client service.
3. Third-Party Services
We use the following third-party services to operate our website. Each has its own privacy policy governing how it handles your data:
- Google Maps Platform (interactive maps, address autocomplete, geocoding), Google Privacy Policy

We do not sell, rent, or share your personal information with third parties for their marketing purposes.
4. MLS Listing Data
Property listing information displayed on this website is provided by Stellar MLS and distributed by MLS GRID. This data is intended for consumers' personal, non-commercial use. You may not copy, redistribute, retransmit, or scrape listing data from this website. All listing information is deemed reliable but is not guaranteed and should be independently verified. Some IDX listings have been excluded from this website.
5. Data Retention
- Lead data (email, name, phone): Retained until you request deletion
- Activity data (listing views, searches, bookmarks): Retained while your account is active; listing views capped at 50 most recent, searches at 20 most recent
- Visitor analytics (page views, referrer, approximate location, visitor identifier, user agent): retained on a rolling 90-day basis, then deleted.
- Browser localStorage: Persists until you clear your browser data
6. Your Rights
You have the right to:
- Access the personal information we hold about you
- Request deletion of your personal information from our systems
- Opt out of marketing communications at any time
- Revoke location access through your browser settings

7. Security
We protect your information using HTTPS encryption for all data in transit, secure authentication via Netlify Identity, and access controls on our server-side data stores. While no method of electronic storage is 100% secure, we take reasonable measures to protect your personal information.
8. Children's Privacy
Our website is not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected such information, please contact us and we will promptly delete it.
9. Changes to This Policy
We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated "Last Updated" date. Your continued use of the website after any changes constitutes acceptance of the revised policy.
